Are you selecting the right Real Estate Agent?

What is it people should be looking for in a real estate agent? Common words are integrity, accountability, service... and for the most part a lot of people are confused on how to define these words in their life or model it in their business.

A great agent understands that they must put their clients interest in front of everyones including their own... An agent must also have a practical understanding of the Real Estate Purchase and Listing Agreement and other required forms. This way they do not injure their client inside a transaction!

The bottom line is that you must feel comfortable that your agent is working solely with your best interest in front and is capable of successfully handling your transaction...

What's happening with San Diego Real Estate!

Okay... Most people are asking me how the market is doing. I have been in two multiple offer situations last week and the properties that are priced well are selling! Sellers still need to understand that there are six listings for every buyer. This means that you should treat every buyer like an endangered species... with love and care. You should never loose a transaction over $10,000 or so in net proceeds.

It is also very important that you are dealing with a professional agent that knows how to use the Residential Purchase Agreement to your advantage. If you get a bad agent in your transaction it can certainly create more stress than necessary, cost you money in negotiations, and potential loose the transaction...

Purchasing a home!

Hello everyone,

If there has ever been a great time to buy then this is the time! I know what you are saying... Every agent seems to think that every moment is the right time to buy or sell... or how slow will the market get and how low will the prices drop?

Here are some things to consider:

The interest rates are very low and the inventory in San Diego has greatly increased. Hence we have a large amount of supply and fewer buyers... Especially during the holiday season! The Sellers that have their house on the market are serious about selling! It is typically a divorce, job transfer, replacement property, short sale, etc... This is the time to be looking for a great deal in San Diego. My recommendation is to find a mortgage professional that you can trust and an agent that will help you sort through all the listing to find the best properties that will give you instant equity. You typically have 17 days in the purchase agreement to change your mind once you start escrow. This being the case you can evaluate the property with your agent to determine if this is right for you and your family!
